Whereas continuing to develop an inhouse engine means that you can scrap Unreal at any time but you can also develop your engine so that Unreal devs can pick it up easily. Your whole team is trained around this software and you are effectively strong armed into paying it. If Epic changes their royalty model it can fuck you over big time. The other issue is building your whole company around Epic Games/Unreal. But for smaller games (in terms of dev effort) the profit margins can be much bigger, so the ease of development by using an off the shelf engine can offset that 5% and become a much better deal for devs. But a large game that sells a lot of copies, that 5% is going to be quite a lot, but the profit margin is probably quite small too, big games with lots of marketing are expensive. Epic's cut is 5% of revenue, it is probably negotiated lower by many developers but still, it's not an insignificant amount of money. And it can change depending on what game is being developed.
